For many Maldivian families, the dream is a house on its own plot: room for the extended family, a rooftop, perhaps a floor to rent out. For others, a modern flat with a lift and a sea view in Hulhumalé makes more sense. The choice between a house and a flat affects your budget, your daily life, your income and your children's inheritance. This guide compares the two in Malé, Hulhumalé and the islands.

Price: where the money goes

In Malé

Land in Malé is among the most expensive in South Asia per square foot, so houses on their own plots are rare and costly. Most families who own Malé plots inherited them, and many have replaced old houses with multi-storey buildings containing several flats. For a buyer starting today, a flat is usually the realistic option: on our listings, Malé flats start from around MVR 3.45 million and newer towers reach MVR 4.7 – 5.9 million. See what you can buy in Malé under MVR 3 million.

In Hulhumalé

Hulhumalé is dominated by flats, with private plots allocated mostly through government schemes. Flats on our site range from about MVR 3.6 million to over MVR 7 million. Townhouse-style homes are uncommon; see townhouses in Hulhumalé.

On local islands

Here the picture reverses. Houses and plots are the norm, and prices vary by island. Examples on our listings include a house in Kelaa at MVR 1.8 million and one in Kurendhoo at MVR 1.2 million, with plots from around MVR 1.5 million in Maalhos to MVR 6 million in Maafushi. Space and family life

Houses usually give more space, and they can grow with the family by adding floors, subject to approvals. Many Maldivian families live across several floors of the same building, with grandparents, parents and married children each on their own level. A flat offers fixed space, but often in a newer building with a lift, parking and nearby parks, schools and the beach, especially in Hulhumalé. See the best neighbourhoods in Hulhumalé for families.

Maintenance and running costs

House

Everything is your responsibility: roof waterproofing, water tanks, pumps, wiring, painting, and repairs after storms. Older houses near the sea suffer from salt damage and damp. Budget a regular amount every year, and expect larger costs every few years.

Flat

Shared parts such as the lift, roof, stairs and water tanks are maintained through service charges. That spreads the cost, but you depend on the building management and other owners. Unpaid service charges by neighbours can leave lifts broken for months. Read service charges and building management.

Financing

Banks lend for both, but the easiest loans are usually for flats in approved projects in Malé and Hulhumalé. BML has offered financing with deposits from 5% of the project cost, MIB from 10% and HDFC from 15 – 20%. For houses and construction on local islands, banks look closely at the land documents, approved drawings and construction estimates, and may release money in stages. The government's Hiyaavehi financing programme has also supported people building homes on their own plots. Compare options in BML vs MIB vs HDFC and read construction loans.

Rental income

A house, or a building on your own plot, can be divided into several units: you live on one floor and let the others. In Malé, this is how many families fund their lives. Rents of MVR 10,000 – 19,000 a month for 2-bedroom flats add up quickly across several floors. The trade-off is management: more tenants, more repairs, more paperwork.

A single flat is simpler to let, but you have one income stream. Gross yields for Hulhumalé 2-bedroom flats are typically 4 – 5.5%. See rental yields and converting a family house into flats.

Long-term value and inheritance

Land is scarce in the Maldives, and well-located plots have historically held value. A house on its own plot gives heirs flexibility: they can redevelop, divide floors or sell. But inherited houses are also the source of many family disputes, because a single plot shared among many heirs is hard to divide. Read inheriting property in the Maldives.

Flats are easier to divide in value (sell and share the money) but tend to lose some appeal as buildings age, unless the building is well maintained.

Security and convenience

Flats in newer buildings often have controlled entrances, caretakers and neighbours close by, which many families find reassuring, especially when travelling. Houses offer privacy and a rooftop or yard, but you are responsible for locks, gates and keeping the property secure when you are away. On local islands, close-knit communities often provide their own kind of security, while in Malé, a house with several tenants needs clear house rules for shared entrances and stairs.

Control and approvals

With a house you control the property, but you still need approvals for building work from the council or HDC. With a flat, changes to structure, facade or shared parts need agreement from the building management and other owners. If you like to renovate and personalise, a house gives more freedom.

Which suits whom?

  • First-time buyers in greater Malé: a flat, because it is the affordable entry point and easiest to finance.
  • Large or multi-generation families: a house, or a whole building, if the budget allows.
  • Families from the islands: a house on the home island, often on family land.
  • Investors wanting simple income: a flat in a good building.
  • Investors wanting higher total income: a building with several units, accepting more management.
  • Expatriates and foreigners: flats and approved projects, since foreigners cannot own freehold land. See can foreigners buy property in the Maldives.

A worked comparison

Take a family with MVR 1.2 million in savings and a combined income of MVR 60,000 a month. With 20% down and a 25-year loan at about 9%, and a bank that allows repayments up to about half of income, they could afford a flat of roughly MVR 4.5 million in Hulhumalé, with repayments of about MVR 30,000 a month. Alternatively, on their home island, they might buy a plot for MVR 1.5 – 2.5 million and build a two-storey house over several years, letting the upper floor to cover part of the costs. The first choice gives a modern home near work now; the second gives more space and land but a longer project and a different lifestyle. Run your numbers in the loan calculator.

Frequently asked questions

Is it cheaper to buy a flat or a house in the Maldives?

In Malé and Hulhumalé, a flat is almost always the cheaper way in, because land there is extremely expensive. On local islands, a house on its own plot can cost less than a flat in Malé.

Can I get a home loan for a house on a local island?

Banks do lend for houses and construction on local islands, but conditions can be stricter than for flats in approved projects in Malé and Hulhumalé, with more emphasis on land documents and approved plans.

Which earns more rent, a house or a flat?

A house in Malé that can be split into several flats often earns more in total, but needs more management. A single flat is simpler to let and maintain.

Do houses hold their value better than flats?

Land tends to hold value well in the Maldives because it is scarce, so houses on good plots often hold value better over the long term. Flats depend more on the building's age and condition.
